This Worked: The Honest No

I looked at 26 commercial roofs in one stretch here in Texas. You know how many had an insurance policy good enough to actually file on? One. One out of 26.

Now, a certain kind of contractor files all 26 claims anyway, collects whatever sticks, and leaves a trail of angry owners with denied claims and higher premiums. You have met that guy. Everybody has met that guy, which is exactly why nobody trusts our industry.

I told the other 25 owners the truth. Your roof took a hit, but your policy has exclusions that mean filing right now hurts you more than it helps you. There is no check here today, for you or for me.

The no is not the end of the conversation

Here is the part most people skip. An honest no with a next step is a completely different animal than a plain no. I put those owners in touch with insurance brokers I trust who rewrite policies so the coverage actually covers something. Every year at renewal, the policy gets looked at instead of rubber stamped. That matters, because coverage quietly shrinks. Prices stay flat at renewal, owners sign without reading, and what they do not see is that somebody pulled coverage out to hold the number. I have seen a building sitting with a full roof exclusion the owner had no idea about.

So I walked away from 25 buildings with no contract and no commission. What I actually had was 25 owners who knew three things about me: I climbed the roof for free, I told them the truth when a lie would have paid me, and I fixed a problem their own agent never mentioned.

Then the storm came

When the next hailstorm rolled through one of those areas, I sold four deals overnight. No knocking, no cold calls, no competition. The phone just rang. Those owners now had policies that would actually pay for the work, and exactly one contractor they trusted to do it. I was putting money in the bank for next year and the year after. It just was not in my account yet.

The honest no bought the neighborhood. The dishonest yes would have bought me one bad job and 25 people warning their friends about me.

How this applies outside roofing

Trust is the only marketing that compounds. Four deals overnight, and all it cost me was telling 25 people something they needed to hear.
